community title sewer and electricity

what do they mean by community title on sewer and electricity?we had a look at a property with its own land title,previously one block of land,been subdivided,owner built his own house at the back of the property,with fencing around totally separate but with community title on sewer,electricity...what are the disadvantages and how it would affect us if we purchase the property?thank you very much.

Community title is the new strata, meaning it's a titling system in this instance that instead of subdividing a block and giving each dwelling a new connection to sewer etc they share it. So you still own your allotment ie inside the fence line but the 2 dwellings share the one sewer and electicity connection.

This has then saved the developer about $20k and in a situation like this is no real disadvantage to you.
