Question: I would like to sell my property however I was advised by the Real Estate Agent that came thru my house this week that her commission would be 2.2% of the sale price of my house, that is a great deal of money? Is this the current rate all real eastate agents are charging ? Can I do any better?

The rates charged by real estate agents vary. 2.2% is a very fair and common fee for middle priced property with lower priced ones usually having more like 3+% and top end often under 2%.

The fee will vary between agents and can also between sales people. The lower performing agents, or less confident/capable sales people use the lower fee to attract the business, just like all things in life.

Paying the fee is not the issue; the issue is getting the most amount of money in your pocket at the end of the sale.

There are partial service agents that only do bits of the sale, they are generally much cheaper. There are also discount agents that rely on volume and some of the less resourced agents are cheaper....as are the inexperienced sales people....but you get what you pay for.

Here is a tip, interview a few agents, then visit their office and ask for a tour of their business. Ask for proof of how many buyers they have ready to buy, and get them to show you properties they are selling and where they are promoted. Check the quality of the brochures and their online sites and you will find a massive difference in the best operators against the norm...the extra connections and networks are where your best buyers are often found.
